Summary
Round Island sits about half a kilometre off Praslin, close enough to reach by tender yet fully its own place. It last operated as a small boutique resort, and comes to market as a renovation opportunity rather than a turnkey one — the bones of a hospitality island, waiting for someone to finish the thought.
It is one of the few Seychelles islands carrying a stated asking price rather than the usual 'on application'.
Land & Waterfront
The island is compact and green, rising to a modest summit with tropical gardens and white-sand beaches, among them Anse Chez Gabi. A protected, dive-friendly lagoon wraps part of the shore. Public records give the landmass as roughly 15 to 20 hectares; the sales listing states 15, and the difference is worth resolving on survey.
Access & Utilities
Access is by boat or helicopter from Praslin, with a pontoon and helipad referenced in the listing. Standing structures include four wooden villas in need of renovation, a larger belvedere villa with its own pool, two dining pavilions and a staff village. Power, water and communications serving the former resort should be assessed directly.
Ownership & Use
The natural use is a return to boutique hospitality or a private family compound with the resort infrastructure adapted. Any foreign purchase runs through the Seychelles Sanction to Purchase process; tenure was not published and must be confirmed on title. An adjacent parcel on Praslin has been offered separately.

Legal & Ownership Notes
Foreign buyers in Seychelles require a Sanction to Purchase from the Ministry responsible for land use. A non-resident sanction duty (commonly cited around 11%) and an annual immovable-property tax (1.25%) typically apply. Tenure on this island was not stated in the public listing and should be confirmed on title before relying on it.
Zoning: tourism / former resort
- verify freehold title and foreign-eligibility given island restrictions
- villas require renovation
- optional adjacent 20ha Praslin building land
